Renting a home
The bond, rent in advance and fees a landlord may and may not ask for, and where to get help.
Money a landlord may ask for
- Bond: at most 4 weeks' rent, plus a pet bond of up to 2 weeks' rent if you have a pet.
- Rent in advance: at most 2 weeks.
- The landlord must lodge your bond with Tenancy Services within 23 working days. You get it back through Tenancy Services at the end, not from the landlord's pocket.
Money a landlord may not ask for
Letting fees and key money are banned, including fees to renew or extend. The only exception is an option fee to hold a property for you, of at most one week's rent. Never pay cash to secure a viewing.
The home must be healthy
Every rental must meet the healthy homes standards for heating, insulation, ventilation, moisture and draughts. Always sign a written tenancy agreement and keep photos of the home's condition when you move in.
